August Real Estate Statistics for Sacramento are Here!

Straight off the MLS. So please don't comment and tell me these are numbers from the MLS. I already know that.

August was not a good month for median prices in Sacramento county.

Here are the numbers:

Total listings on the market before August 31, 2007: 11581

Total homes sold in the month of August: 989 with median price of $314,400 - a drop of $15,600 or 4.7%

Total homes that went pending in the month of August: 879

Sales, by the way, were actually up 6.5% compared to July. And inventory is down just a tad - 11.7 months as compared to July's 11.8 months.

Days on market averaged 63.

This is a bloodbath for Sacramento, and it's only going to get worse as the ARMs peak in the monhths ahead.

"It was reported" by whom? I'm showing 2,593 REOs in inventory in the MLS as of yesterday for Sacramento/El Dorado/Placer/Yolo.

These numbers look badly inflated, unless they represent all the foreclosures that have sold in those four counties. Even then, the MLS #s are 1431 for REOs for all four counties as of now.

Naturally a few homes are sold outside the MLS, but I wouldn't expect the numbers to be more than 100% higher no matter what data you're using.

A bloodbath is when multiple people are killed, so it would seem your colorful language is as inflated as your numbers are. Of course, I guess if you're posting anonymously, it doesn't matter what you say, does it?
